Home Condition Reports (HCRs)

A Home Condition Report (HCR) is currently an optional component of the Home Information Pack (HIP). It can only be produced by a Home Inspector who is a member of a government approved certification scheme, following a thorough inspection of the property. The HCR report which is in a standard format, provides condition ratings for the major components of the property enabling the buyer to proceed with confidence. Whilst there is no obligation for a seller to have a Home Condition Report, it may be a helpful tool in marketing your property and also reduce the risk of the sale breaking down at a later date due to an unfavourable survey.

Home Condition Surveys (HCSs)

A Home Condition Survey (HCS) is a similar report to the Home Condition Report, except that it is paid for by a potential buyer and produced solely for their benefit. It follows a similar standard format to the HCR and can only be produced by a Home Inspector who is a member of a government approved certification scheme. The HCS allows the buyer to proceed with confidence, whilst highlighting any issues with the property that require repair or further investigation.
